Ask your portfolio a question.
Get the answer, and the source behind it.
Meridian reads the documents your team already works from: rent rolls, T-12 operating statements, deal memos and investor presentations. It answers questions in plain English, and every answer shows the property, the period and the calculation, cited back to the line in the source document. Because Meridian links every number from the fund down to the individual lease, any figure can be traced and checked.
Meridian also works with your existing Excel models. It runs your approved underwriting, asset management, fund and loan servicing models as they are, with formulas and cell references intact, rather than rebuilding them in a new system.

02 KNOWLEDGE GRAPH · PORTFOLIO → TENANT
See the whole portfolio, connected.
Ask one question across every fund, property and lease, and get numbers you can audit.
Meridian organizes your portfolio as a knowledge graph: a connected map in which each fund, property, unit, lease, tenant and statement line is a record, linked to the records it relates to. For example, a fund owns properties, a property has units, a unit has a lease, and a property has operating statements made of individual line items.
When you ask a question, Meridian follows those links to gather the right figures, then cites each one back to the lease, statement or model it came from. In the demo below, you can see the path Meridian took to reach its answer. Drag any node — the pulse is the walk the agent just ran.
The structure draws on open industry standards: the Financial Industry Business Ontology (FIBO) for legal and financial entities such as funds, ownership and loans, and RealEstateCore for physical and operational data such as buildings and units. A Meridian asset-management layer joins the two, so a question can span ownership, operations and performance.

Every answer shows its source.
Exact figures, dates and findings, each traced to the document. If a number isn't in the document, Meridian says so.
What is NOI for the portfolio?

QUOTATIONS ARE SUPPORTING EVIDENCE, NEVER THE ANSWER
04 DOCUMENTS
From documents to a structured record.
Each document is read the way an analyst would read it, and discrepancies stay visible.
Rent rolls and operating statements are read as tables: every unit, lease, charge and line item is extracted and the totals are checked — by fixed rules, not AI interpretation. Presentations and offering memoranda are kept as narrative; Meridian never converts a projection into a reported number. If a total doesn't tie, the item goes to an exception queue for human review rather than being quietly adjusted.
OFFERING MEMO · NARRATIVE
Offering memo: a growth story, not a ledger.
Narrative content is stored as text with links to the evidence. The software decides each document's type before it is read, and any proposed change to the record is queued for a person to approve.
05 LEXICON + KNOWLEDGE BASE
Your firm's definitions, applied consistently.
Write down how your firm calculates each metric once. Meridian applies it the same way every time.
Every firm defines its key metrics a little differently: what counts in NOI, how occupancy treats model units, how a renewal trade-out is measured. Meridian keeps these definitions in a metric library: plain-language notes that your team can read, review and approve, not formulas buried in software code. When you ask for a metric, Meridian looks up the approved definition and follows it exactly. New definitions can be drafted with AI help, but they take effect only after someone at your firm approves them.
WALK · anchor → hops → sum(amount_total)
Example definition: trailing-twelve-month NOI
Add up the NOI line as printed on each property's operating statement. If a statement has no NOI line, report it as missing. Never estimate.
anchor: BuildingAsset hops: hasStatementLine → StatementLine where: label = "Net Operating Income" numerator: sum(amount_total)
A related rule covers rent: occupied units use contract_rent, vacant units use market_rent, and monthly figures are annualized (×12) only when all months are present.

Your Excel models keep doing the calculating.
Meridian runs the workbook you already have. Formulas stay formulas.
Meridian doesn't replace your underwriting model with its own. It opens your workbook, enters the inputs and lets Excel's formulas calculate, including modern functions such as XLOOKUP, SORT and dynamic arrays. Approved calculations are registered alongside the sheet by name, so Meridian uses your model's logic rather than its own estimate.
07 AUTOMATION
Analysis, scheduled reviews and background tasks, in one place.
Meridian doesn't only answer questions. It does recurring work.
Meridian can run saved calculations, refresh your workbooks, write dated notes and deliver approved metrics to the tools your team already uses. Custom analysis is written in Python and runs in an isolated, secure environment; the result appears directly in the answer, showing the inputs used and any default assumptions.

08 THE DESK
Reports and dashboards as working documents.
Each property page is a living document: live figures, linked sources and this week's to-do list.
In Meridian, a dashboard is a working document rather than a separate reporting tool. Each property or fund page can include live tables and charts, embedded PDF pages, links to related properties and leases, and a weekly board for open items. Scratch drafts are temporary; signed reporting packs are kept as permanent records.

10 WHY MERIDIAN
How Meridian compares with data-feed platforms.
Data-feed platforms standardize your data and often supply outsourced analysts. Meridian puts the analysis on your own desk, and your team can extend it.
STOP ASSEMBLING REPORTS BY HAND. START ASKING.
An AI layer on the documents and workbooks you already use.
Meridian is not a replacement for your property management system, an outsourced analyst service, or another dashboard product. It works with the systems and models you already trust.
